Apartment block plot (AK), in Yliskylä, Laajasalo, plot 49003/13, Yliskylänkaari 24, area 1,530 m², permitted floor area 850 floor m², Helsinki

The City of Helsinki is selling, through an open price competition, apartment block plot (AK) 49003/13 in Laajasalo at Yliskylänkaari 24. The plot has a permitted floor area of 850 floor m². The plot is sold for the construction of unregulated, privately financed owner-occupied housing. The plot will be sold to the bidder making the highest purchase offer, on the terms stated in the competition programme.

According to the local detailed plan, the buildings on the plot must be timber-framed and wood must be used as the façade material. However, it is possible to apply for a derogation from the planning provision requiring timber construction, and the offer may be submitted conditionally on such a derogation (see sections 2.4 and 3.4.4 of the request for tenders attached for further details).

The City has the right to accept or reject the offers submitted in the price competition.

The preliminary agreement for the real estate sale must be signed no later than three months after the decision to sell has become legally valid.

The deed of sale for the real estate must be signed no later than 30 August 2029.

Construction on the plot must begin no later than 30 December 2029, unless otherwise agreed with the City.

The buildings to be constructed on the plot must be completed no later than 30 December 2031.
