The City of Tampere is selling, by tender, the waterfront property 895-431-4-50 located at Lepäistentie 825, 23500 Uusikaupunki.

The property is situated on the naturally beautiful island of Lepäinen, off Uusikaupunki. The island has year-round road access. The distance to Uusikaupunki town centre is approximately 13 km.

The area has operated as a recreational and camping site owned by the City of Tampere. Until 2015, it served the recreational needs of Tampere residents, after which it was rented out and open to all visitors from 2015 to 2022.

The property has an extensive shoreline. The undeveloped part consists of pine forest and agricultural land.

The property covers 19.769 ha, and a shoreline local detailed plan was approved for the area in 2002. The use of the area and property is governed by this plan.

Buildings

The area contains several buildings, some of which were built in the 2000s. All buildings are suitable for year-round use. The property belongs to the municipal water and sewerage cooperative.

• 12 small, so-called dry-land holiday cottages, built between 2002 and 2012. The cottages are approximately 25 m² each. They have electric heating, but no water supply or sewerage.

• A kiosk building containing kiosk and office space, toilet facilities and a garage.

• Two separate accommodation buildings; one also contains two kitchens and the other shower and toilet facilities.

• A service building with washing facilities, toilets and a sauna.

• A separate shore sauna with a swimming jetty in front.

• In addition to the buildings, the property has three pitches for caravans. The areas contain approximately 60 pitches with electricity.

There is no statutory energy performance certificate for the property.

No condition surveys have been carried out on the buildings. The buildings are in satisfactory condition.

Bids for the property for sale

Binding bids are submitted in a bidding process arranged on Huutokaupat.com, which requires logging into the system. Bids must be submitted on the Huutokaupat.com service by the stated deadline. In principle, the bidder offering the highest bid wins the bidding. The seller reserves the right to accept or reject bids. Bids submitted are binding, and the bidder whose bid is accepted is obliged to proceed with the transaction and pay the offered price in accordance with the deed of sale.

Before submitting a bid, the buyer must inspect the property on site during the arranged viewing.

Terms of sale

Negotiations will be held with the winning bidder, after which the deed of sale could be signed in early 2027. The sale becomes binding once the official decision concerning the sale has become legally final and the deed of sale has been signed.

Other terms

• Bidders agree that Huutokaupat.com may disclose their contact details to the advertiser to enable contact, preparation of the deed of sale and sales decision, and communications. Contact and communications will be sent to the email address provided in the service provider’s system.

• The City of Tampere is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest.

• If a bidder withdraws from an accepted bid, they must compensate the City of Tampere for the costs incurred in arranging the unsuccessful auction.
