A foreclosed dry-land holiday property in Mäntyharju will be sold by online auction on the Huutokaupat.com website from 9 to 29 October 2026 at 12:00 or two minutes after the last accepted bid.
Terms of Sale
The property will be sold by ascending bids in an online auction held on www.huutokaupat.com from 9 to 29 October 2026. Participation requires registration. The deadline for bids is 29 October 2026 at 12:00 or two minutes after the last accepted bid.
The National Enforcement Authority Finland is not responsible for the service provider’s system functioning. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer separately decides whether to accept or reject the highest bid.
Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.
If it is not possible to submit bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority. It will be included in the online auction as the maximum bid under the automatic bidding system. The written
offer must be signed and state the bidder’s contact details, maximum amount and the item number on Huutokaupat.com to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted by 28 October 2026 at 10:00 to the Kouvola office of the National Enforcement Authority Finland, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to end the sale or extend the sale period.
If the highest bid is accepted, the buyer must immediately pay 20% of the purchase price as a deposit to the National Enforcement Authority Finland’s official account. The deposit cannot be paid by credit card. The National Enforcement Authority Finland will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer. Acceptance or rejection of the bid will always be notified separately.
Up to six weeks may be granted for payment of the balance of the purchase price, if necessary. The payment period will be notified separately. If the payment period is used, annual interest under section 3(2) of the Interest Act must be paid on the full purchase price throughout the agreed payment period, from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid. If payment is not made within the prescribed period, the buyer must pay late-payment interest under section 4(1) of the Interest Act on the full purchase price until it has been paid or a new sale has been completed.
The property has been foreclosed and is sold by a free sale conducted by the enforcement officer, applying, as appropriate, the general auction terms laid down in the Enforcement Code.
The buyer must independently assess the condition of the building and the renovations required, taking into account at least their own inspection findings. The property should therefore be examined. The sales brochure is indicative and is not a comprehensive description of the property. For example, the actual condition of the structures is unknown. Buyers are urged to examine the property, sales brochure and attached documents carefully before making a bid.
The State has a right of first refusal in the sale of real property if acquiring the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Right of First Refusal in Certain Areas, 29 March 2019/469). Persons from outside the EU and EEA may acquire real property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Real Property Acquisitions, 29 March 2019/470).
