Bids must be submitted by the stated deadline. The highest bid is the bid that the seller has accepted as the highest. Suomen Yrityskonsultointi and the buyer undertake to record all bids in the system. By placing a bid, the bidder accepts all terms of sale. In holiday apartment transactions, the deed of sale is always signed electronically via the Visma service after the auction ends; the seller prepares the deed and sends the signature link to the buyer who made the highest bid. Bids are binding and the shares must be paid to the bank account stated in the deed within 3 days of the auction ending.

Withdrawing from the sale

If the transaction fails due to a reason attributable to the bidder, the seller is entitled to compensation for a false bid and disruption of business of at least €280 or 10% of the highest bid. (NB! This invoice is directly enforceable.) Participation in the auction without the intention to buy is prohibited.

Inspection of the property

Before placing a bid, the bidder is obliged to familiarise themselves with the apartment in question and the company’s documents and records. The buyer may not later invoke a circumstance that could have been discovered in the pre-inspection. The shares are sold on the basis of the information stated in the announcement.

Information provided by the seller

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of the documents relating to the property. Suomen Yrityskonsultointi confirms that it has provided the buyer with all information known to the seller and that can be assumed to affect the transaction. Suomen Yrityskonsultointi confirms that all company charges and other payments due to the company have been paid up to the date of the transaction.

Other costs

The buyer is responsible for transfer tax, which is 1.5% of the debt-free purchase price, and Holiday Club’s registration fee (€39 for private individuals / €59 for companies). The seller sends instructions for paying the transfer tax by email once the purchase price has been paid. The seller sends the property manager the deed of sale, a copy of the share certificate transfer entry and proof of transfer tax payment for the registration of the shares.
