The property will be sold by ascending bids in an online auction held on the www.huutokaupat.com website during 14 Sept 2026–6 Oct 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 6 Oct 2026 at 12:00, or two minutes after the last accepted bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to

the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately on accepting or rejecting the highest bid.


If it is not possible to submit purchase bids through the Huutokaupat.com service, the prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the bidding increment system. The written

offer must be signed and must state the bidder’s contact details, the maximum amount of the offer, and the item number on the Huutokaupat.com service to which the offer relates. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 5 Oct 2026 at 10:00 to the Enforcement Authority’s Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sale period.


If the highest bid is accepted, the buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer. Acceptance/rejection of the bid will always be notified separately.


If necessary, up to six weeks’ payment time may be granted for the final purchase price. Payment terms must be agreed separately. If payment time is used, annual interest on the entire purchase price must be paid in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the sale date until the end of the payment period. If payment time is not used, the purchase price must be paid without delay after acceptance of the bid. If payment is not made within the prescribed time, the buyer must pay default interest

in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been carried out.


The property has been seized and will be sold by public auction conducted by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code.


Buyers are advised to carefully inspect the property, the sales brochure and the attached documents before making an offer. The buyer makes their own assessment of the condition of the building and any repairs needed, taking into account

at least their own observations during inspection. It is therefore advisable to inspect the property. The sales brochure is indicative and therefore not a comprehensive description of the property. For example, the actual condition of the piping and structures is unknown. The building may have been unheated for a long time, which may have caused damage to the structures and piping. The building requires at least basic renovation. The glass in the outer door of Apartment 2 has been broken and covered with plywood.


The State has a pre-emption right in the sale of real estate if acquiring the property is necessary for ensuring national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 469/2019, 29 Mar 2019). Persons from outside the EU and EEA area may acquire real estate in Finland only if a permit is granted for the acquisition (Act on Permit Requirements for Certain Real Estate Acquisitions 470/2019, 29 Mar 2019).
