A foreclosed dry-land holiday cottage property in Mäntyharju is being sold by online auction on Huutokaupat.com from 14 September to 8 October 2026, until 12:00 noon or two minutes after the last accepted bid.

Terms of Sale

The property will be sold by ascending-bid online auction on the website www.huutokaupat.com during 14 September to 8 October 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 8 October 2026, or two minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to

a buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may deliver a written purchase offer to the enforcement authority, to be included in the online auction as the maximum bid according to the automatic bidding system. The written

offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 7 October 2026 at 10:00 to the Enforcement Authority’s Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sale period.


If the highest bid is accepted, the buyer must immediately pay 20% of the purchase price as a deposit into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the person who placed the accepted highest bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed to be the buyer. Acceptance/rejection of the bid is always notified separately.


The final purchase price may, if necessary, be granted a payment period of up to six weeks. The payment period must be agreed separately. If a payment period is used, annual interest must be paid on the full purchase price in accordance with Section 3(2) of the Interest Act for the entire agreed payment period, from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid. If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been held.


The property has been seized and is sold by the enforcement officer by way of a public sale, applying as appropriate the general auction terms laid down in the Enforcement Code.


The buyer must assess the condition of the building and any necessary repairs themselves, taking into account at least their own inspection observations. The property should therefore be viewed. The sales brochure is indicative and does not provide a comprehensive description of the property. For example, the actual condition of the structures is not known. Buyers are advised to familiarise themselves carefully with the property for sale, the sales brochure and the attached documents before making a bid.


The State has a right of first refusal in the sale of real property if the acquisition is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State's Right of First Refusal in Certain Areas 29 March 2019/469). Persons from outside the EU and EEA may acquire real property in Finland only if a permit is granted for the acquisition (Act on Permit Requirements for Certain Real Property Acquisitions 29 March 2019/470).
