Bids must be placed by the stated deadline. The highest bid is the bid the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer undertake to record all bids in the system. The bidder accepts all terms of sale when placing a bid. For holiday-share sales, contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction's end.

Withdrawal from the sale

If the sale fails to complete due to the bidder's fault, the seller is entitled to compensation for a false bid and disruption of business of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable by debt collection). Participation in an auction without intent to buy is prohibited.
Inspection of the property

Before placing a bid, the bidder must inspect the apartment and the company's documents and records. The buyer cannot later rely on any matter that could have been discovered during the pre-inspection. Shares are sold based on the information in the listing.

Seller-provided information

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of the documents relating to the property. Suomen Yrityskonsultointi warrants that it has provided the buyer with all information known to the seller that can be expected to affect the sale. Suomen Yrityskonsultointi warrants that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price. Suomen Yrityskonsultointi will send instructions by email for paying the transfer tax once the purchase price has been paid. Suomen Yrityskonsultointi will send the contract, a copy of the share certificate transfer entry and proof of transfer tax to the property manager for registering the share.

NOTE! Suomen Yrityskonsultointi acts only as an announcer, not as the seller. The owners of the shares will be entered as the seller on the contract after the auction ends. The backgrounds of all owners we list have been verified and the shares can be safely bid on.
