Terms of Sale

The seller undertakes to sell the item to the highest bidder.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. Please do not bid if you do not intend to complete the purchase! The seller and buyer undertake to record all offers in the system. The bidder accepts all terms of sale when placing a bid. In holiday share sales, contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends the signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction ending.

Withdrawal from the purchase

If the sale does not proceed due to the bidder's fault, the seller has the right to compensation for a false bid and business disruption of at least €280 or 10% of the highest bid. (NOTE! This invoice can be enforced by debt collection.)

Viewing the property

Bidders must inspect the apartment, company documents and other papers before making an offer. The buyer cannot later rely on matters that could have been discovered during a prior inspection. Shares are sold with the information given in the listing.

Information provided by the seller

The seller is responsible for the accuracy and timeliness of documents related to the property. The seller confirms having provided the buyer with all information known to the seller that can be expected to affect the sale. The seller confirms that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price excluding any debt. The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the contract, a copy of the share certificate transfer entry and the transfer tax certificate to the property manager for registration of the share.
