The Municipality of Pälkäne is seeking a new development-minded owner for the former Harhala village school by public auction.

The unique plot of almost 8,000 m² is in a prominent location at the junction of Lahdentie and Valkeakoskentie. The former Harhala school is an imposing stone building completed in 1930, showing features of 1920s classicism such as a symmetrical façade, corner pilasters and lunette windows at the gables. The estate-like yard also includes a versatile outbuilding and an earth cellar. The nearby area has detached housing, an outdoor field and remnants of the original noble tree stock from a nursery that operated locally in the early 20th century.

A zoning plan has been prepared for the area; the site is designated for public buildings and residential, commercial and office buildings (YAL-1). Together with an additional building right of 1,400 m² this provides extensive opportunities for varied development of the property. The main school building is protected under the plan (sr-1) and may not be demolished.

School activities at Harhala ceased in autumn 2020. In winter 2020 the main building suffered water damage when water from an upstairs WC leaked through the intermediate floor into a downstairs classroom.

All wet structures have been opened, inspected and dried and there is no remaining moisture in the premises. Comprehensive condition and inspection reports are attached to the sales notice.

Auction:

The property is sold by public auction and submitted offers are binding. The Municipality of Pälkäne has set a reserve price. Offers exceeding the reserve price will be accepted automatically; however, the municipality reserves the right to investigate the bidder’s background and to refuse to complete the sale for a justified reason.
If the highest bid is below the reserve price when the auction ends, the seller may, if desired, negotiate the final purchase price with the highest bidder.

Deposit €10,000 must be paid within seven days of the auction ending after the Seller has informed the highest bidder. Proof of payment must be provided to the Seller’s representative on the payment date.

The Municipality of Pälkäne will inform the highest bidder of the municipal account number to which the deposit must be paid. The sale is only made with a bidder who has paid the deposit.

If the highest bidder fails to pay the deposit, the seller has the right to pursue the deposit from the bidder through legal action. The deposit is not refunded if the sale is cancelled for reasons other than those stated by the municipality. No interest is paid on the deposit. The deposit will be deducted from the purchase price. The municipality has the right to offer the property to the next highest bidder if the highest bidder fails to pay the deposit within the allotted time.

An intending buyer who refuses to conclude the purchase must compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to the transaction, as stated in the sales information as the deposit amount (€10,000).
