The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer will decide separately whether to approve or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation pursuant to section 25 of chapter 5 of the Enforcement Code.

If it is not possible to submit purchase bids via the huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment system. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the object number on www.huutokaupat.com to which the offer relates. A written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 30 January 2026 at 12:00 to the Enforcement Authority's Turku office, address Sairashuoneenkatu 2-4, 20100 Turku, or by e‑mail to turku.realisointi.uo@oikeus.fi.

If an offer cannot be given via the Huutokaupat.com portal, the prospective buyer may submit a written offer to the enforcement officer. The written offer will be added to the web auction as a maximum bid via the automatic increment. The Enforcement Authority reserves the right to end the sale or to extend the sale period.

The property is seized and will be sold by free sale conducted by the enforcement officer, observing where applicable the general auction terms set out in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the sale item.

Buyers are urged to inspect the sale item, the sales brochure and the attached documents thoroughly before placing a bid.
The item may be collected after payment of the purchase price. On collection the buyer will be issued a handover certificate. Collection must be arranged separately with Senior Enforcement Inspector Agis Kauristo Modinos.

An enforcement appeal against the sale and any actions related to or preceding the sale must be made within three weeks of the sale. Appeal instructions are attached to the sales decision.

Payment terms:
The person who made the highest bid must, immediately after the offer is accepted, pay the full purchase price by bank transfer to the Enforcement Authority's official account on the same day.

If payment is not made within the specified time, the buyer must pay default interest under section 4(1) of the Interest Act on the full purchase price until the purchase price is paid or a new sale is conducted. The current default interest rate is 9.50 %
