Offers must be submitted by the stated deadline. The highest bid is the bid that the seller has accepted as highest. The bidder accepts these terms when placing a bid.

Viewing the property

The bidder has a duty, before making an offer, to inspect the property, documents and records. The buyer may not later rely on any matter that could have been discovered during the prior inspection.

Seller's information

The seller warrants that they have provided the buyer with all information known to the seller that could reasonably be expected to affect the sale.

Concluding the sale

The sale must be made in the form prescribed by the Land Code. The time and place for signing the deed will be agreed with the buyer separately. Payment of the purchase price is made at the signing. The fee of the transaction confirmer is paid half by the seller and half by the buyer.

Other costs

The buyer is responsible for transfer tax in accordance with the applicable tax practice.

Withdrawal from the sale
A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary acts related to completing the sale.

The final decision to sell is made by the Board of Koy Rantasalmen Teollisuustilat and decision‑making follows the laws and regulations applicable to municipally‑owned companies. Winning the auction does not automatically mean the sale will be completed.

A decision on selling the property will be made within two months of the end of the auction.
