Terms of Sale

The property is sold by upward bids in an online auction on the website www.huutokaupat.com from 2–19 January 2026. Participation requires registration. The deadline for submitting bids ends on 19 January 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the one the provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under Chapter 5, section 25 of the Enforcement Code.


If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment function. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the item number on Huutokaupat.com to which the bid relates. A written bid is binding and is subject to the same conditions as the online auction. The bid must be delivered no later than 13 January 2026 at 16:15 to the Enforcement Authority's Oulu office, Torikatu 34–40, 2nd floor, 90100 Oulu (open weekdays 08:00–16:15) or by e-mail to oulu.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or to extend the sale period.

Payment terms

Deposit: The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority's official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be considered the buyer.


Payment period: If the highest bid is accepted, payment time for the remainder of the purchase price may, if necessary, be granted for up to six weeks from the date of the sales decision. If no payment period is used, the purchase price must be paid immediately after acceptance of the bid. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire payment period from the date of the sales decision until the end of the payment period. The reference rate determined semi-annually under section 12 of the Interest Act is 2.50%. If payment is not made within the allotted time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.

The transfer tax is 3% of the purchase price.
