Offers must be submitted by the stated time. The highest bid is the one the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer undertake to record all bids in the system. The bidder accepts all terms of sale when placing a bid. In timeshare sales, contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends the signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction ending.

Withdrawal from the purchase

If the sale does not proceed due to the bidder, the seller has the right to compensation for a false bid and disruption to business of at least €280 or 10% of the highest bid. (NOTE! This invoice is enforceable for debt recovery.) Participating in the auction without an intention to buy is prohibited.

Viewing the property

Bidders must inspect the apartment and the company’s documents and records before making an offer. The buyer cannot later rely on any matter that could have been observed in a prior inspection. Shares are sold with the information provided in the listing.

Information provided by the seller

The seller is responsible for the accuracy and timeliness of the documents relating to the property. The seller confirms they have given the buyer all information they know and that could reasonably be expected to affect the sale. The seller confirms that all charges and other payments owed to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price, and Holiday Club’s registration fee (€39 for private individuals / €60 for companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the contract, a copy of the share certificate transfer notation and proof of transfer tax to the property manager for registration of the share.

NOTE! Suomen Yrityskonsultointi acts only as the notifier, not the seller. The owners of the shares will be listed as the seller on the contract after the auction ends. All the owners of the shares we advertise have been background-checked and the shares can be bid on safely.
