For holiday-share sales, deeds are always signed electronically via the Visma service after the auction ends; the seller prepares the deed and sends a signing link to the highest bidder. Bids are binding and the share must be paid to the account shown in the deed within 3 days of the auction ending.

Withdrawal from the purchase

If the sale fails due to the bidder's fault, the seller is entitled to compensation for false bidding and business disruption of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable). Participating in the auction without an intention to buy is prohibited.

Inspecting the property

Before bidding, the bidder is obliged to inspect the apartment and the company’s documents and records. The buyer cannot later rely on matters that could have been discovered in the pre-inspection. Shares are sold on the basis of the information given in the listing.

Information provided by the seller

The seller is responsible for the accuracy and timeliness of documents relating to the property. The seller confirms having provided the buyer with all information the seller knows and that can be assumed to affect the sale. The seller confirms that all charges and other payments to the company have been paid up to the date of the sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price, and Holiday Club's registration fee (€39 private / €60 corporate). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the deed, a copy of the share certificate transfer entry and proof of transfer tax to the property manager for registration of the share.
