Cottage in Puumala, Ryhäläntie 199b, Puumala

Foundations built around 2008, final inspection carried out on 05/02/2015. Private plot/shore to Lake Vesijärvi; jetty construction started. The access road crosses the plot and the lake is on the other side of the road; locations are shown on the map images. From the cottage back yard it is about 350 m to Saimaa, where there is a right to a boat landing and a private jetty. This jetty is for plots A and B only, not for others. A forest path leads from the back yard to Saimaa. Jetty built in 2018, maintenance-free, no need to lift for winter. By boat it takes about 20–30 minutes to Puumala, by car about 10 minutes. Front terrace built 07/2015. Comprehensive electrical and aerial work done 2014–2015. A 400 V, 3-phase connection point is on the outer wall of the distribution centre if you want to power the cottage with a generator. The electricity connection is at the edge of the plot. The connection fee is €6,500 (checked 04/2023).

No mains electricity required: in 04/2015 a Safire 4 kW diesel stove with smart control panel and GSM remote control was purchased, so the cottage can be heated remotely by SMS; stove consumption 3–8 l/24 h of heating oil. LED lighting on 180 Ah batteries (90+90 Ah), 90 W solar panel with regulator charging the heater batteries. Gas heater, open fireplace, wood-burning sauna stove, water from a good well with a submersible pump; water can be directed to the sauna in summer. Suitable for winter living — we have used the cottage in temperatures down to −25 °C. The Safire heater is adequate down to about −10 °C on its own; after that the fireplace or gas heater is used as backup. No road maintenance fee; access directly from a municipal main asphalt road. Driveway snow-clearing by a local contractor costs approximately €0–300/year, depending on snowfall. Outdoor composting toilet. The bathroom has a provision for a drain with basin to the toilet if you wish to install an indoor flush toilet. No septic emptying costs; grey water is discharged to an absorption pit (so-called cottage well). Landscaping done 10/2015 (weed membrane + gravel and grass), fire pit in the back yard, swings for children. The plot has plenty of space for, for example, an allotment or cultivation bed. Terhi 440 boat + oars bought 2022 + Minn Kota electric outboard bought 07/2014 included in the sale. Lake Vesijärvi has plenty of fish (pike, perch) and very warm swimming water. The property can also be sold with furnishings and inventory: crockery, 2 × large composite gas cylinders, double bed, 2 × children’s beds, solid wood dining table (inside and outside), sofa bed, living-room table, 2 × chairs, poly-rattan terrace furniture, gas heater, 22" TV, 2 × powder fire extinguishers + €1,000. We bought the cottage partly unfinished in 2014 and completed it in 2014–2015. Owned by us for just over 10 years. The cottage is ready for year-round use and will be vacant from 01/01/2026. Floor area 63 m2, plot 2.3 ha, which has been halved by a partition agreement into plots A and B; this B-plot is 1.18 ha. An official stamped document of the division exists. Separating the plots into separate properties requires a zoning amendment — this has been checked with Puumala Municipality.

The area is covered by the Haapaselkä legally binding partial master plan; for the full plot (2.3 ha) the building right is approx. 300 m2, so about 150 m2 remains for outbuildings for plots A and B together.

The cottages are in an AO-1 detached housing area, where holiday homes are also permitted. The areas on the other side of the road are M-1 agricultural and forestry areas. Those areas may not be built on except for construction essential for agriculture, fisheries and shipping, and structures intended for public recreation. See the map images.
