The property is sold by upward bidding in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 15 January 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is seized and is sold privately under the care of the enforcement officer in accordance with section 76 of Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority's official deposit account. Once the payment is visible on the deposit account, the enforcement officer will make the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20 per cent of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the date of the sales decision may be granted for the remaining purchase price. In that case, annual interest will be charged on the full purchase price for the entire payment period from the sales date until the end of the payment period. If payment is not made within the granted payment period, annual late interest will be charged thereafter.

Buyer’s obligations and rights transferred

At the time the sales brochure was prepared, the property has an electricity connection with Elenia and a water and sewer connection with Siikalatvan Vesi ja Lämpö Oy. Connections will transfer to the buyer if they are still transferable when ownership transfers. However, the buyer must first pay any outstanding charges related to the connections to the electricity and water companies in order to have the connections transferred into their name. The electricity transmission debt was €24.21 as of 16 October 2025. According to information received on 27 November 2025, there were no overdue invoices for the water and sewer connection. The amounts of these receivables may change during the sales process.

The buyer is responsible for any charges related to transferring the connection agreements.

If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 13 January 2026 at 16:15 at the address Utsökningsverket / Brahestad operations unit, Kummatinkatu 6, 92150 Brahestad, or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
