The property is sold by competitive bids in an online auction held on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 30 November 2025 at 19:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered price may result in the buyer’s liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to close the sale or extend the sale period.

The property is seized and is sold privately under the enforcement officer’s supervision, observing where applicable the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

If the purchase price is not paid within the specified time, the buyer must pay late interest under the Interest Act (section 4(1)) on the full purchase price until it has been paid or a new sale has been completed.

Obligations and rights transferred to the buyer

At the time of preparing the sales brochure, the property is connected to Kajaani Vesi’s water and wastewater services. The connections will transfer to the buyer if they are still transferable when ownership passes. However, the buyer must first pay Kajaani Vesi any outstanding charges relating to the connections before they can be transferred into the buyer’s name. The amount of outstanding charges was €1,087.25 as at 31 October 2025 (+ late payment interest). The buyer is also responsible for any costs arising from transferring the connection agreements. The stated amounts may change during the sale process and are not paid from the purchase price.

Under the lease, a new tenant is also liable for unpaid rent instalments (with late interest) left by the previous tenant for up to three (3) years. According to Revire Perintä Oy, the ground rent claims on the lease amounted to €1,350.80 as at 5 November 2025.

The buyer is responsible for registering the leasehold in their name. See clause 6.2 of the attached ground lease agreement.

If it is not possible to place a bid via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the automatic bidding system. The bid must be submitted in writing to the Enforcement Agency no later than 27 November 2025 at 16:15 to the address Utsökningsverket / Brahestad verksamhetsställe, Kummatinkatu 6, 92150 Brahestad or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the number of the lot in Huutokaupat.com to which the bid relates.
