The broker’s deed of sale will be used in the transaction.

The time and place for signing the deed will be agreed with the buyer separately. The buyer must commit to complete the sale by 31/12/2025.

Payment of the purchase price will be made in full at the signing. The buyer will assume responsibility for the company loan shares attached to the shares and any future loan shares. 

Ownership and right of possession transfer to the buyer against payment of the purchase price. Movable property is not included in the sale; the seller will clear the flat of movable items before handing over possession.

Share certificates will be transferred to the buyer at the signing against payment of the purchase price.

Inspection of the property
Bidders must inspect the property before making an offer. The flat is sold as seen at the time of sale. The buyer may not later rely on any matter that could have been observed during a prior inspection.

Bidding
Offers (bids) must be made in the Huutokaupat.com service by the stated deadline. All offers are recorded publicly in the listing. The highest offer is the one accepted as highest by the service provider’s system. The seller is not responsible for the functioning of the service provider’s system.

By placing a bid in the Huutokaupat.com service, the bidder accepts these terms and acknowledges having received all available information concerning the shares and the housing company. 

Withdrawal from a bid
If a bidder withdraws from an accepted bid, they must compensate the seller €200 for costs incurred from the failed auction. 

Conclusion of the sale
The buyer pays the purchase price in full at the signing.

The buyer acquires ownership after signing the deed and paying the purchase price.

Other costs
At completion the buyer pays the transfer tax, which is 1.5% of the debt‑free purchase price, and is responsible for the costs of electronic registration of the share certificate (currently €89 according to the National Land Survey price list). The buyer is responsible for maintenance and financing charges on the shares from 01/01/2026. In addition, the buyer must arrange an electricity supply contract for the flat starting from the date ownership transfers.
