Terms of Sale
The lot is sold by incrementing bids in an online auction held on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 5 December 2025 at 13:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the one that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.
If it is not possible to place a purchase bid via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic bid increment. A written offer is binding and is subject to the same terms as in the online auction. The written offer must be signed and must state the offeror's personal and contact details, the maximum amount of the offer and the Huutokaupat.com item number. Submitting a written offer must be agreed in advance with the enforcement officer and the offer must be delivered to the Enforcement Authority's Hämeenlinna office by 4 December 2025 at 13:00. Bids placed in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability to compensate under Chapter 5, Section 25 of the Enforcement Code.
The enforcement officer may accept or reject the highest bid in the auction. A bid is binding and cannot be withdrawn. The person who made the highest bid must immediately pay a deposit of €7,500.00 to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the person whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise they will be regarded as the buyer.
If the highest bid is accepted, payment time for the balance may, if necessary, be granted until 2 January 2026. If no extension is used, the purchase price must be paid immediately after acceptance of the bid. If extended payment time is granted, annual interest will be charged on the whole purchase price according to section 3(2) of the Interest Act for the whole period from the sale date until the payment deadline. This reference interest, determined semi-annually under section 12 of the Interest Act, is currently 2.50%. If payment has not been made by the due date (i.e. by 2 January 2026 at the latest), statutory late payment interest under section 4(1) of the Interest Act will be charged thereafter. The current late payment interest is 9.50%. Interest may change semi-annually on the rate revision date.
The Enforcement Authority will contact the person whose highest bid has been accepted. The highest bidder must then state on whose behalf the bid was made; otherwise they will be regarded as the buyer.

The property has been seized and will be sold by public official sale by the enforcement officer (Enforcement Code 5:76) via an online auction, observing, where applicable, the general auction terms in the Enforcement Code and the specific sale terms set out in the sales brochure.
