Terms of Sale

The seller reserves the right to accept or reject the highest bid.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Bids must be submitted by the stated deadline. The highest bid is the bid accepted by the seller as the highest. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts all terms of sale. In holiday share transactions, the contract of sale is always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends a signing link to the buyer who placed the highest bid. Bids are binding and the share must be paid into the bank account stated in the contract of sale within 3 days of the auction ending.


Withdrawal from the transaction

If the transaction is not completed for a reason attributable to the bidder, the seller is entitled to compensation for a baseless bid and disruption of business, amounting to at least €280 or 10% of the highest bid. (NOTE! This invoice is enforceable through debt collection).

Inspecting the property

Information provided by the seller

The seller is responsible for the accuracy and currency of the documents relating to the property. The seller confirms that they have provided the buyer with all information known to the seller that can be expected to affect the transaction. The seller confirms that all maintenance charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for transfer tax, which is 1.5% of the debt-free purchase price. The seller will email instructions for filing the transfer tax return once the purchase price has been paid. The seller will send the contract of sale, a copy of the transfer endorsement on the share certificate and proof of transfer tax to the property manager for registration of the share.
