Seller is obliged to accept the highest bid.

The item is sold as a private transaction between users. Huutokaupat.com does not act as a party to the sale.

Bids must be placed by the stated time. The highest bid is the bid the seller has accepted as the highest.

Seller and buyer agree to record all bids in the system.

The bidder accepts all terms of sale when placing a bid.

For timeshare sales, contracts are always signed electronically via Visma Sign after the auction ends; the seller prepares the contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid using the invoice provided with the sale within 3 days of the auction's end.

Note that participating in the auction without intent to buy is prohibited.

Viewing the property

Before placing a bid, the bidder must inspect the apartment and the company's documents and records. The buyer cannot later rely on any matter that could have been discovered during the prior inspection. Shares are sold with the information given in the listing.

Information provided by the seller

The seller is responsible for the accuracy and currency of the documents relating to the item. The seller declares that they have given the buyer all information known to the seller that can reasonably be assumed to affect the sale. The seller guarantees that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and the property manager's registration fee of a340 (a360 for companies). The seller will send instructions for paying the transfer tax by email when the purchase price has been paid, and will send the share certificate by post without delay once the purchase price has been paid and the transfer tax certificate has been submitted to the seller. The seller will send the contract, a copy of the transfer entry on the share certificate and the transfer tax certificate to the property manager for registration of the share.
