The object will be sold in an online auction on the website www.huutokaupat.com during 1–29 July 2026. Participation requires registration. The deadline for submitting bids ends on 29 July 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid the service provider's system has recorded as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is seized and is sold by free sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the official account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the remaining price from the sale decision. During this period annual interest is charged on the whole purchase price for the duration from the sale date to the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged, currently 9.50%.

Obligations transferred to the buyer

On transfer of ownership of the property, the buyer must pay the transfer tax of 3% on their own initiative before applying for title and at the latest within six months of signing the deed. The buyer is responsible for title registration costs and the transfer tax.

The State has a pre-emptive right to acquire the property if acquisition is necessary for national defence, border control or border security, or for safeguarding or monitoring territorial integrity (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/469).

Certain foreign nationals defined by law may acquire property in the territory of Finland only if permission is granted (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/470).

The enforcement officer decides separately whether the highest bid will be accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid via the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 27 July 2026 at 12:00 to the address: Utsökningsverket / Kuusamo unit, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder’s contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is seized and is sold by private sale by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code's general auction terms.
