Maintenance fee €342.35 per year. The fee covers final cleaning, bed linen, towels, consumables, maintenance of the apartments and grounds and purchases, heating, electricity, water, insurance, property tax, maintenance services, reception and key services, etc.

Terms of Sale

The seller reserves the right to accept or reject the highest bid.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Offers must be made by the stated deadline. The highest bid is the one the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer undertake to record all bids in the system. By placing a bid, the bidder accepts all terms of sale. In timeshare sales, the purchase agreements are always signed electronically via the Visma service after the auction has ended; the seller prepares the purchase agreement and sends the signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the purchase agreement within 3 days of the end of the auction.


Withdrawal from the purchase

If the sale does not proceed due to the bidder's actions, the seller is entitled to compensation for a false bid and disruption of business amounting to 10% of the highest bid or at least €280. (NOTE: this invoice is enforceable). Participation in the auction without intent to buy is prohibited.


Inspection of the property

Before placing a bid, the bidder is obliged to inspect the apartment and the company's documents and records. The buyer cannot later rely on any matter that could have been discovered during the pre-inspection. Shares are sold with the information provided in the listing.

Information provided by the seller

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of documents related to the property. Suomen Yrityskonsultointi confirms that it has provided the buyer with all information known to the seller that can be expected to affect the transaction. Suomen Yrityskonsultointi guarantees that all fees and other payments payable to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price excluding debt, and Holiday Club's registration fee (€40 for private individuals / €60 for companies). Suomen Yrityskonsultointi will send instructions for paying the transfer tax by email once the purchase price has been paid. Suomen Yrityskonsultointi will send the purchase agreement, a copy of the share transfer entry and proof of transfer tax to the property manager for registration of the share.


NOTE! Suomen Yrityskonsultointi acts only as the notifier, not the seller. The owners of the shares will be listed as the seller on the purchase agreement after the auction has ended. The backgrounds of all owners of the shares we advertise have been checked and the shares can be bid on safely.
