The item is sold by ascending bids in an online auction on www.huutokaupat.com between 15 April and 6 May 2026. Participation requires registration. The deadline for placing bids ends on 6 May 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system availability. The highest bid is the one the service provider's system has registered as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the announced payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under Section 25 of Chapter 5 of the Enforcement Code.

If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment. The written offer must be signed and must state the bidder's contact details, the maximum bid amount and the Huutokaupat.com item number the offer concerns. The written purchase offer is binding and is subject to the same conditions as the online auction. The offer must be submitted no later than 5 May 2026 at 10:00 to the Enforcement Authority's Kouvola office, Vuorikatu 1, 45100 Kouvola OR by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sale period.

The buyer must immediately pay a deposit equal to 20 per cent of the purchase price into the Enforcement Authority's official reserve account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.

The balance of the purchase price may, if necessary, be granted up to six weeks' payment time. The payment period will be notified separately. If a payment period is granted, annual interest will be charged on the whole purchase price in accordance with Section 3(2) of the Interest Act for the agreed payment period from the sale date until the payment period ends. If no payment period is granted, the purchase price must be paid immediately after the bid is accepted.

If payment is not made within the specified time, the buyer must pay late payment interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or a new sale is carried out. The late payment rate is currently 9.50%.

Unpaid maintenance charges total €496.41 as of 25 March 2026. Because the shares have not been taken into the housing company's possession, the maximum liability of the new owner equals the sum of maintenance charges and fees for the month in which ownership was transferred and the five preceding months (Housing Companies Act, Chapter 3, Section 7). The amount of receivables will be updated according to the legal validity of the sale. The above receivables change monthly and overdue amounts also accrue late interest.

In addition to the cash purchase price, the buyer will assume the housing company loan share of €89.64 as of 31 March 2026. The loan amount will be checked again when the sale becomes final. The housing company loan share remains payable by the buyer and is not paid from the purchase price.

The buyer must take care of obligations relating to the flat directly with the housing company. Bids in the online auction should take these matters into account.

The property is seized and sold by a free sale conducted by the enforcement officer, observing as applicable the general auction terms laid down in the Enforcement Code.
