Pirkanmaa Welfare Area is selling the Ranta-Hakala property with its buildings and structures located in Ikaalinen. The site has been used as a recreational facility for the welfare area’s employees.

Pirkanmaa Welfare Area and the buyer commit to recording all offers in the system. The property may be sold only to the highest bidder recorded in the system. The final highest offered purchase price requires approval in accordance with the Pirkanmaa Welfare Area’s administrative rules and a separate sales decision.


Offers made in the auction are binding. If an offer is accepted, the bidder is obliged to pay the deposit and the offered purchase price within the agreed payment periods. Failure to pay the offered purchase price and/or the deposit may lead to liability for damages. If the highest binding bidder makes an unjustified bid, they must pay a penalty to the seller within three (3) days equal to 20% of the auction price or at least €20,000.


Terms of Sale

Conclusion of the sale


The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed of sale will be agreed with the buyer separately.


The deed of sale must be signed within 30 days of the decision approving the sale becoming legally valid. If the deed is not signed by the deadline for reasons attributable to the buyer, the seller's obligation to sell to the bidder lapses. In that case the seller has the right to retain the deposit.


Payment of the purchase price


The purchase price shall be paid to the bank account notified by the seller within two weeks of signing the deed of sale. If payment of the purchase price is delayed beyond the agreed due date, interest on arrears under the Interest Act (633/1982) will be charged until the payment date. The default interest rate is the reference rate under the Interest Act plus seven percentage points, i.e. 10.5 per cent from 1 July 2025. If the final purchase price is not paid on the agreed due date, and not within 14 days thereafter from the seller's written demand for payment, the seller has the right to rescind the sale and to retain the deposit of €20,000 (twenty thousand) as a contractual penalty arising from the rescission.


In addition to the contractual penalty above, the seller is entitled to compensation from the buyer for all loss caused by the rescission (for example the difference between any lower resale price obtained from a third party and the agreed purchase price, selling expenses, and property taxes that would not have been payable by the seller had the buyer paid as agreed and ownership transferred). The buyer undertakes to sign the agreement to rescind the sale when the conditions for rescission are met and to pay the official certifier's fee arising from this.


Other costs


The buyer shall be responsible for the transfer tax in accordance with current tax practice.


Withdrawal from the sale


If the highest binding bidder has made an unfounded offer, they must pay a penalty to the seller within three (3) days equal to 20% of the hammer price or at least €20,000, whichever is higher.
